The vast majority of property issues can wait to be reported until the next business day when you will be able to contact your Property Manager.

You will be informed at the start of your tenancy if Thornley Groves are managing your property or if it is being managed by the landlord.
If your tenancy is being managed by the landlord, their respective contact details will be found at the front of your "Assured Shorthold Tenancy Agreement".
If you are a tenant in a property that is NOT managed by Thornley Groves, you should contact your Landlord directly regarding any maintenance issue.
Failure to report faults promptly to the managing agent or the landlord may mean that you are liable for any deterioration or damage resulting from any delay.
If Thornley Groves is managing your property, any maintenance issues must be reported to us directly.
Please note that we will endeavour to address maintenance issues as soon as possible and emergency repairs will be addressed within 24 hours.
We always request that our contractors contact you to gain access to the property.
We will NOT give any contractor our management keys without your consent unless access is required for an emergency repair which has been reported to us, in which case we reserve the right to access the property without your consent.
Regardless of whether Thornley Groves are managing the property or if your Landlord is managing the property, you must NOT instruct a contractor to undertake any work.
If you do so as the tenant you will be liable to pay the contractor’s invoice.
