If you are a Tenant in a Property Managed by Thornley Groves, please note we do not offer a 24 hour management service.

Our Property Management Departments in both the City Centre and South Manchester operate;

Monday to Friday
08.30 to 17.30

(NOTE: Manchester City Centre - Friday opening -  08:30 to 17:00)

Emergency Repairs

Tenants requiring an EMERGENCY REPAIR outside of our opening hours may wish to organise it themselves, subject to the following -

NOTE Tenants are reminded that the costs for any repairs they commission will need to be approved by the Property Management Department before they can be deducted from rent or reimbursed.

By instructing your own repairs prior to obtaining this consent (even through one of our approved contractors) you run the risk of not being reimbursed if the Landlord concludes the cost of the repairs are excessive or that the Landlord is not liable for them.

Please consider whether this repair can wait until the Property Management Department next opens.

Should you experience a situation where your property is unsecured (i.e., due to a break-in attempt) please contact the following:

In case of a broken window - Manchester Glass on 0161 292 8444

In case of broken locks - Pro-Locks on 07766 135 960

Lost Keys - We suggest to Google a 24 hour Locksmith near you HOWEVER you may wish to save money and sleep at a friends house until we reopen as we will have a set of keys.

The vast majority of property issues can wait to be reported until the next business day when you will be able to contact your Property Manager.

Who is managing my tenancy?

You will be informed at the start of your tenancy if Thornley Groves are managing your property or if it is being managed by the landlord.

If your tenancy is being managed by the landlord, their respective contact details will be found at the front of your "Assured Shorthold Tenancy Agreement".

If you are a tenant in a property that is NOT managed by Thornley Groves, you should contact your Landlord directly regarding any maintenance issue.

Don't delay - report today!

Failure to report faults promptly to the managing agent or the landlord may mean that you are liable for any deterioration or damage resulting from any delay.

If Thornley Groves is your Managing Agent...

If Thornley Groves is managing your property, any maintenance issues must be reported to us directly.

Please note that we will endeavour to address maintenance issues as soon as possible and emergency repairs will be addressed within 24 hours.

We always request that our contractors contact you to gain access to the property.

We will NOT give any contractor our management keys without your consent unless access is required for an emergency repair which has been reported to us, in which case we reserve the right to access the property without your consent.


Please Note...

Regardless of whether Thornley Groves are managing the property or if your Landlord is managing the property, you must NOT instruct a contractor to undertake any work.

If you do so as the tenant you will be liable to pay the contractor’s invoice.
