Bowdon Property Sold for £150k Over Asking Price
Thornley Groves, the Hale Estate Agent, were recently instructed to market a three bed detached house on Gaddum Road in Bowdon.
Despite the property needing full modernisation throughout we were able to achieve a sale price of £601,000 that was a full 33% above the guide price of ‘offers over’ £450,000.
We had a strategy in place that allowed us to fully test the market before a sale was agreed – we held four open viewing slots over the course of three weeks so that buyers could take their time to view the property and re-visit with friends, family, builders and other advisors. We then asked all interested parties to submit their best offers in writing for our clients consideration.
By dealing with the sale in such a way and not accepting an offer from the first person to view the house, we were able to prove to the vendors that we had got them the best price possible. The vendor was extremely pleased with the result:
