Local lettings and estate agencies, Thornley Groves and Julian Wadden, reveal the costs to live along the iconic route – from Altrincham to Old Trafford to the finish line on Oxford Road.
Sunday 19th April sees the iconic Manchester marathon return to the streets of Greater Manchester, with over 40,000 participants expected to be taking part.
Today, local lettings and estate agencies Thornley Groves and Julian Wadden are revealing how much it costs to live along the route – with one of the areas named as ‘one of the most desirable suburbs in the North West’.
Old Trafford / Stretford
The average rent for a two-three-bedroom property in this area, which is located near the start of the marathon around two miles in, is around £1,000 - £1,400 per calendar month (pcm).
A two-bed terraced house, on average, costs around £230,000 - £280,000, whilst a three-bed semi-detached house price sits around the £325,000 - £425,000 mark.
In recent years, the area has benefitted from regeneration spillover from the city.
Sale
Next up is Sale, which runners will explore from around miles seven to nine on the route. Here, the average rent for a two-three-bedroom property is £1,200 - £1,500 pcm. Meanwhile, the average cost of two-bed terraced property is £260,000 - £320,000, and a three-bed semi-detached often sits in the range of £400,000 - £500,000.
Our experts say Sale sees strong demand from families due to the outstanding local schools as the area benefits from the Trafford primary schools as well as access to the grammar school network.
Altrincham
Recently named in the Sunday Times Best Places to Live list and referred to as ‘one of the most desirable suburbs in the North West’ by our lettings experts, Altrincham is popular due to its connectivity and transport links, as well as access to good schools.
Runners will find themselves in Altrincham as they approach the all-important halfway mark at mile 13. The average rent for a two-three bed property here is £1,400 - £1,800 pcm. The premium suburban market found here has lots of a variety, and our experts say there is strong demand for properties between £1,200 - £1,600 pcm.
With top-end schools found here, families wanting a three-bed semi-detached house will find the average costs around £525,000 - £650,000. A two-bed terraced house can be purchased in the range of £320,000 - £380,000.
Chorlton
As runners approach the final stretch, they arrive in Chorlton at around mile 22. This area appeals to young professionals due to its close proximity to the city centre.
The average rental cost for a two bed is around £1,300 - £1,450 pcm. A two-bedroom terraced property is around £325,000 – £400,000 and a three-bed semi-detached can be found on the market for £475,000 - £600,000.
Hulme
Hulme, on the city-fringe, offers strong value relative to location. The average rent for a two-bed apartment here is £1,100 - £1,300 pcm and rent for a three-four bed house, which includes student accommodation, is around £1,400 - £1,800 pcm.
This area has consistent demand from students, sharers and young professionals and is the perfect place to invest in property. A two-bed terrace can be found in the range of £210,000 - £240,000, and a three-bed semi-detached house average costs are £260,000 - £300,000.
City Centre – the finish line
The Manchester marathon’s iconic finish line – mile 26 – is on Oxford Road. In the city centre, renters can find, on average, a one-bed apartment for £1,050 - £1,450 pcm or a two-bed apartment for an average of £1,100 - £1,500 pcm.
Young professionals in particular favour modern apartments in city-centre regeneration areas such as Deansgate, the Northern Quarter and Great Jackson Street. A premium two-bed apartment in this area can average £1,600 - £1,900 pcm. To purchase a two-bed apartment, buyers are looking at an average price of £230,000 - £320,000, with premium new builds reaching £400,000.
One-bedroom apartments in the city are a strong option for investors, offering high rental yields. The average one-bed city centre apartment costs £160,000 - £220,000.
The city centre has a highly competitive market with strong supply. Here, pricing and presentation are key to securing tenants quickly. Rental costs for a typical two-bed house range from £1,200 - £1,375 pcm.
