Protect against water damage
Clear roofs, gutters and drains of all debris like leaves and mud to minimise the risk flooding and water damage to your home. Keep an eye out for any loose roof tiles that could cause expensive structural damage long term.
Monitor your heating
Servicing your boiler annually will flag any issues early, but don’t forget to also check the health of your pipes and radiators too. Setting the heating on a timer everyday can prevent your pipes from freezing.
Check the fire alarms
Most house fires occur over winter because of an increased use of heating, inside cooking, candles and decorations. Check every floor has a working fire alarm and rooms with solid fuel appliances have a working carbon monoxide detector.
Be prepared for vacant periods
If you know your tenants are planning to be away, make a plan to visit the property to check on the heating, any maintenance and that the property is secure. You may want to set up a timed lighting system to prevent break ins if your tenant is away for a while.
Avoid Christmas Day issues
It’s impossible to prevent emergencies but checking in with your tenant in the days running up to Christmas to check they have spare keys, everything is working and confirming the procedures in an emergency can help give you a little peace of mind.
