Once you have accepted our valuation and instructed Thornley Groves to market your  property, we will prepare a high quality sales brochure, window displays and begin promoting your property through major property portals, in the local press and via social media.

Thanks to our live feed to Rightmove, your property will be seen by the rest of the world within an hour of being instructed.

We maintain a large database of prospective buyers which allows us to match and target the best potential purchasers for your property via property alerts and marketing advising them of new listings, price changes and our open house events.

Fees

Our selling fee is a percentage of the selling price + vat. Nothing if you don’t move. The ultimate No Sale No Charge.

Even if we find a buyer and you can’t find a home – no fee, no costs.

Taking into account what you get with the Thornley Groves’ service, our fees are on average 30% lower than other agents.

Withdraw or change agents if not entirely satisfied at any time – no minimum period.

Less than a month’s notice to change agents and no notice period if you withdraw your property from the market.

Open house events

We make these a regular feature of our marketing as we know that buyers appreciate the opportunity to view in this more informal and relaxed way, allowing them to walk around a property without having to commit to a specific appointment time.

Instructing a solicitor

When you accept an offer on your property, you and the purchaser should each appoint a solicitor to handle your sale and your possible purchase.

Thornley Groves can recommend an experienced, local solicitor at preferred rates to handle your conveyancing.

Notification of sale

Both parties will be sent a Notification of Sale from the agent confirming the price agreed, any special conditions negotiated and the names and addresses of both solicitors.

The purchaser at this stage should have an approved mortgage in principal.

    Sale progression

    Once the sale of your property is in solicitor’s hands, your Thornley Groves’ negotiator will continue to monitor the progress of your sale and keep you updated every step of the way.

    Exchange of contracts

    When the purchaser’s solicitor has a signed contract, local authority search, mortgage offer and deposit money, they will be ready to exchange contracts.

    At this point the completion date will be set and the deposit funds transferred to your solicitor.

    Completion!

    The completion date can be the same day as the exchange date or any suitable date afterwards agreeable between vendor and purchaser.

    Completion is when the purchaser’s mortgage company sends the remainder of funds across to your solicitor and is the day the property is legally sold.
