As a potential Buyer in the current market it can be a challenging time to find a property that most closely meets your needs. With high levels of competition and fierce demand, hot properties will typically experience a wave of interest, resulting in early offers being submitted and, in some instances, these offers will be driven over the asking price.

A First Time Buyer, Property Investor, or Second Home Owner could be forgiven for having a level of trepidation when entering the City Centre property arena for fear that they’ll be walking through the minefield without clear guidance or assistance; this prominent concern has been fully acknowledged and acted upon by the Sales Department of Thornley Groves in the City Centre.

Being innovative and proactive in our approach, we constantly search for new ways to help our clients and this has seen us break the mould of the standard High Street Estate Agent by incorporating a more American style model within the buying process.

Historically, Estate Agents have had a tiered system where a Buyer may initially deal with a Viewing Representative, then a Negotiator and finally a Sales Progressor. We have scrapped this slightly disjointed approach for a more favoured method, which puts the ownership of the entire process on one single Consultant, who is tasked to manage all of the Client’s needs.

The fundamentals behind this approach involves a new Buyer contacting our company and speaking with an experienced and knowledgeable Sales Consultant, who registers their details and qualifies their buying position. This Consultant will then be assigned to the new Client and exclusively deal with all of their requirements, from providing additional property information, to arranging viewings, following up for feedback and suggesting alternative properties. They will also keep them fully up to date with new properties that come to the market, minutes after they’ve been made available.

This personal interaction between Buyer and Consultant ensures that the Consultant has a detailed brief of the Buyer’s requirements and they can immediately alert them to properties that may be of interest. Ultimately, building an element of trust and also ensuring that we direct the right Buyers to the right properties.

Once a Buyer has found their dream home and is in a position to submit an offer, the Consultant then negotiates the offer for a mutually satisfactory conclusion, with the intention of having a Sale Agreed and Solicitors instructed.

This final part is arguably one of the most challenging tasks, based on the time frames involved during the conveyancing process. However, the Consultant will always be on hand to provide updates, chase Solicitors for real time information and help resolve any difficult situations that may arise during the conveyancing.
