Characterful City Centre Loft Apartment

A Grade 2 listed building, Chorlton Mill is one of the oldest surviving fire proof cotton mills in city centre Manchester and is home to just 90 loft apartments in a fantastically convenient location close to Oxford Road and the University.

This magnificent example of industrial architecture retains much of its originality. Beautiful vaulted brick ceilings, cast iron columns, large, custom made double glazed timber windows & solid maple wood floors, give the building authenticity and a true feeling of loft living.

Whilst investors will always be driven by price per square foot and rental return, true buyers, owner occupiers, are more discerning than that. They appreciate that the price you pay will be influenced by many other factors including desirability, character and supply of comparable properties.

Purchasers know they can buy a flat in town in a faceless, purpose built development with an average specification, for less than £200 per square foot and for those buyers starting out who want to leave home and live in the city, the characterless purpose built developments certainly have their appeal, but more often than not the appeal is driven by price and affordability that will enable them to get out from under mum and dad’s roof.

However the second or third time buyer or the couple joining forces to buy and share their first home ownership experience together, will often set out a wish list that includes character as well as convenience and they will also want to try and buy in a development which has a higher proportion of owner occupiers than normal, as that means there is often more care taken by the residents of their development.

This is a fourth floor apartment with views over the landscaped gardens and the nearly 900 square feet of accommodation comprises: entrance hallway, large bright living room, integrated kitchen, two double bedrooms and bathroom suite.

To book your appointment to view this fantastic apartment with Thornley Groves  the leading Manchester Estate Agent, please contact Paul Olverson  – Sales Consultant for Thornley Groves in Manchester, directly on 0161 245 1115 or email paul.olverson@thornleygroves.co.uk

Prestigious Award-Thornley Groves Best Agent in the North!

Thornley Groves Voted Winner at the ‘Oscars’ of the Estate Agency Industry

The 2010 Estate Agency of the Year Awards

Thornley Groves received the ultimate industry accolade on Friday 3rd December by being crowned as the Gold Winner of Best Medium Northern Category at the 2010 Estate Agency of the Year Awards in association with The Sunday Times and The Times, held at the Lancaster London Hotel.

The event, now in its eighth year, is recognised as the most important event in the industry calendar and attracted agents from across the country representing over 4,000 branches. It was once again supported by The Sunday Times and The Times and for the first time, property website Zoopla.co.uk with the winners presented with their awards by one of Britain’s most successful athletes, James Cracknell.

Following their initial submissions, all the entrants were subjected to rigorous scrutiny by a panel of independent industry experts and the whole judging process was once more overseen and supported by the Property Ombudsman Christopher Hamer with Peter Bolton King,  Chief Executive of NFOPP acting as Arbiter.

Ten of the firm’s Branch Managers and Directors attended the glittering awards dinner in London. Matthew Smith, Sales Manager of the firm’s four city centre Manchester offices, along with Carolyn Nichol, Sales Manager at the Sale office, stepped up to receive the award on behalf of Thornley Groves. Carolyn commented “Having worked for Thornley Groves for 11 years I’m extremely proud that industry experts  have concluded that we are the best Estate Agent in the North of England. We have a fantastic team spirit and whilst we know we’re good at what we do, for others to recognise us in this way is amazing.”  Matthew added “I think that what influenced the judges here is that, despite a tough market place, Thornley Groves has been able to identify real buyers who are able to proceed where other agents so often fail and I’m proud that I’ll be able to use this accolade to persuade more vendors to let us handle their property sale.”

The Judges’ Report highlighted the particular qualities of Thornley Groves stating, “By expanding their business in a contracting market, this agency has increased its market share through making sure their business is as reactive and diverse as possible. Using new technology such as iPads and an updated website to provide immediate action and feedback for customers, they are a well balanced, well-run business offering a strong service across the board, from urban city centre flats to top end homes in the leafy suburbs and countryside. Once again demonstrating an impressive dedication to their customers at every point of contact, the team at Thornley Groves is to be congratulated on their jump from the silver in 2009 to this year’s gold. Well done.”

Jason Watkin and Michael Groves, the owners of Thornley Groves, attended the awards with their senior managers. Operations Director Jason commented “This award has put the icing on the cake of an incredible year; despite the distraction of opening two new offices this year we’ve increased our market share and worked hard to innovate and find buyers more quickly and the message of all of that in our submission obviously impressed the judges.”

Michael Groves added “The business was established 20 years ago this year and as we’ve grown we’ve become more adept at understanding the market, what vendors want and what buyers are looking for. We have a great brand and an amazing team; we won silver in the best Northern Category last year which we were very proud of, and to be named as one of the best five firms with between 5 and 25 offices in the whole of the country this year and the very best in the Northern Region, is something that we are all extremely proud of.”

Peter Knight, Chairman of the event organisers Estate Agency Events comments, “I would like to congratulate all those who have won awards at this year’s event. There is no doubt that the market is still very tough, with record lows in the number of mortgages being lent, but these awards clearly demonstrate the absolute commitment to excellence within our industry. This will be vital to help the industry return to growth and thrive in the future.

“I would also like to add my grateful thanks particularly to the team at The Sunday Times and The Times whose continued support has helped make the 2010 Awards the biggest and best event yet.”

A particularly poignant moment came when the 2010 EAE Outstanding Contribution Estate Agency Award was presented to Sean Newman of Newman Property Services, not only for his contribution to improving the reputation and public opinion of the estate agency industry but also for his personal courage in overcoming an horrific and near-fatal accident in July this year during a fundraising cycle ride. Having started in the industry over 25 years ago, he started Newmans Property Services aged just 21 and has done much for the industry in terms of raising standards and through his personal fundraising philosophy which has seen him raise hundreds of thousands of pounds for charity.

The chosen charity for the 2010 Awards was The Estate Agency Foundation which exists to unite the estate agency industry and their customers to work together to combat the causes of homelessness in the UK and help thousands of people at risk of losing their homes through poverty, mental illness, abuse, dependency issues and many other factors.  Donations on the day raised £6,574 which will be donated to The Estate Agency Foundation to distribute to those in need via existing channels.

Good News for Landlords – More Tenants Looking Than Ever Before!

The number of tenants looking for rental property in Manchester City Centre with Thornley Groves reached an all time high this month, providing further evidence that the Manchester property market is returning to full swing.Luna street building

The number of tenants registered with Thornley Groves – Manchester’s leading Estate Agents – has increased 117 percent since the start of the year, propelling demand for rented property in the city centre to an all time high.

These figures follow two recent reports from Thornley Groves indicating that sales activity across Manchester has also increased significantly this year.

The number of people looking for rented accommodation in the city centre traditionally increases in July, driven in large part by the influx of university students into the area ahead of the new academic year.

Significantly however, numbers are up more than 50 percent on July 2009, having reached their highest peak in recorded history. We really are seeing more people than ever before looking for Manchester lettings!

City Centre LoungeThis increase will come as welcome news for the Manchester property industry, and represents a superb opportunity for investors looking to enter the buy-to-let market. There remains a shortage of new investment in buy-to-let stock following the period of illiquidity brought about by the on-set of the world recession in late 2008.

With such high current interest in the Manchester property market amongst tenants, we believe that the current window offers the perfect opportunity for new investors to enjoy a high return.

With the recent opening of our new state of the art office on John Dalton Street, Thornley Groves is expanding alongside the market to cope with growing demand. We now operate 4 offices across Manchester city centre, employing 40 sales & lettings consultants and maintaining a higher staff to property ratio than other agents.Rent Manchester City Centre

In addition to lettings and sales, we also pride ourselves on being the best managing agents in Manchester, providing dedicated property management in Manchester City Centre and the surrounding suburbs we operate in.

For a full list of Thornley Groves properties available for rent in Manchester City Centre, please visit the rentals section of our site: http://www.thornleygroves.co.uk/search-rent/.

TG Sale Branch Service Stuns Client

Thornley Groves is committed to providing an award-winning friendly and expert property matchmaking service for the benefit of buyers and sellers alike.

For 20 years and through two recessions, we have honed our skills as Manchester’s leading Estate Agents, and recognise that our staff are our most important marketing asset. We maintain a higher staff to property ratio than other agents, and ensure that our team are always available at a time best suited to you – armed with the resources, knowledge and experience to fulfil your property needs.

Sale Office FrontThis dedication recently shone through when the Sale branch of Thornley Groves Estate Agents sold a family home within just one week of being placed on the market, for a record pre-economic downturn price in its location.

The property’s former owner, Julie A. Watson, cites the knowledge and dedication of the Thornley Groves team as the reason behind such a successful result:

“Selling a house within ten days of the For Sale board going up with snow on the ground in the depths of winter was no mean feat, but Thornley Groves did it,” said Watson. “Thornley Groves did it because from start to finish they were friendly, helpful, courteous & totally professional. Nothing was too much trouble and unlike other companies, where the odd member of staff makes the difference, everyone at Thornley Groves is a team player.  Thornley Groves did it thanks to Chris, Carolyne, Fiona & all the team at the Sale branch.”

As the leading Trafford Estate Agents, Thornley Groves Sale branch are delighted with this acknowledgement of our expertise. However we are equally quick to point out that we would want to provide nothing less in terms of the quality of service we provide from the Sale branch of Thornley Groves or indeed across the entire Manchester property market.

As the recent opening of our brand new state of the art office Manchester City Centre shows, we are currently experiencing a period of rapid expansion, and seeking skilled, enthusiastic and service orientated individuals to fill 9 vacancies across 4 Manchester offices.

Manchester Property Market on the Up

Those familiar with the city of Manchester and its surrounding suburbs will know that the area has done much to achieve its growing status as the “Capital of the North” in recent years. Thornley Groves – Manchester’s leading Estate Agents – are well aware of the city’s increasing popularity and recently opened up a brand new state of the art office in the heart of the city centre to cope with this growing demand.Beetham Tower, City Centre

Across the board we are seeing increased activity in the Manchester property market, which is showing signs of a return to liquidity after a difficult period experienced by the entire U.K. property market following the onset of the world recession in late 2007.

Thornley Groves maintains a large database of registered purchasers and this pool of applicants has increased by 13 percent during the past year alone. The number of sales stock available is also up 25 percent on this time last year, while perhaps most significantly of all, the number of sales stock under offer with Thornley Groves has increased 33 percent during the same period. In short, we are seeing huge increases in Manchester property market activity across the board – and this is of course fantastic news for home-sellers and purchasers alike!

Michael Groves, Managing Director of Thornley Groves Estate Agents in Manchester, said “All the evidence we are seeing points to a strong return to activity in the Manchester property market. While it is fair to say that one swallow does not a summer make, the combination of quantitative growth and qualitative performance indicators that we are seeing such as swift sales, seller-confidence, and increased property search activity, are positive signs. Home-sellers should certainly be more confident now of achieving sales in what is looking to be an increasingly buoyant market once again.”

The South Manchester Suburb of HaleIn addition to growth in registered purchasers, sales stock available and stock under offer over the previous year, we have also seen a sharp increase in market interest in recent months, and our Open House events are attracting not only high attendance levels but also numerous offers being made for showcased properties on the day of these events.

All of this makes for an extremely positive and pro-active property market here in Manchester and the surrounding suburbs of Sale, Hale and Altrincham, and Thornley Groves is proud to be playing our part in helping find the right homes for you!
