305% Increase in Sales Agreed


The Hale and Altrincham offices of Thornley Groves Estate Agents have reported a 300% increase in sales agreed in the 3 months of September October and November 2009 compared with the same period last year.

Branch Manager Glyn Reacroft confirmed that viewings on properties for sale in the same period increased by 34% to 2405 even though stock levels are 30%  lower than this time last year.

Why NOW is a good Time to SELL your Property


We have been saying for months that now is a great time to sell fuelled by a combination of stock shortage and an increase in active buyers.

Now the research teams at 3 of the leading National UK housing market forecasters, Rightmove, Knight Frank and Savills,  have all concluded exactly what we told you about 3 months ago !

 Why did we at Thornley Groves think it was a great time to sell 3 months ago and why do we think it is still a great time to sell?

 Buyers are starved of fresh stock because owners have been put off from marketing their home for various reasons – fear of not being able to obtain a mortgage, fear that their home may not achieve the kind of price they expect, or even need to cover the mortgage, fear that they may lose their job along with all the other economic concerns, not wanting to increase overheads even if they did want to move upmarket. For those trading down, often nearing retirement age, they have been putting off taking their home to the market as the proceeds of sale have been earmarked to fund retirement and why sell when the market is down; why not put off the sale for another year and hope they will achieve more. Even the casual sellers have been put off from placing their homes on the market speculatively because of the cost of a Home Information pack (HIP).

So where are the buyers coming from? First time buyers have been much more active, many being helped out with deposits by parents taking advantage of lower asking prices and there has also been a shift in the mindset of affluent tenants being tempted out of rented properties for the same reason.

Why should you act now and place your home on the market in the autumn or winter? This supply and demand imbalance won’t last forever and we think the ratio will move back into equilibrium by the spring, when traditionally more homes come to the market. Time to Make your Move?


High Value Homes are Moving Again !

 

After a slow 18 months the middle and top end of the housing market is moving again, we saw signs of the market recovering in terms of volumes of sales being agreed as long ago as March this year, but the activity seemed to be limited to first and second time buyer homes. However after 6 consecutive months of increased sales the activity has slowly but steadily shifted up the value range, so much so that many properties  in the £800k to £1.5m bracket have started to move again. If there is a common theme its that the asking prices now reflect the vendors expectations and these have come down by as much as 20% to 25% since the peak of August 2007. bowgreen

Only last week contracts were exchanged on the delightful family home (pictured above) in Bowdon, it started out over a year ago at £1,600,000 but as the owner became more serious about moving realising that the price is relative to whatever can be bought with the proceeds of sale, the asking price was reduced to £1,400,000 and very quickly after a sale was agreed the buyer can be sure that he has bought at a competitive price and the seller has been able to pass on the perceived loss by buying an equally well priced home that being sold at a reduced price to its peak August 2007 value.

After all it’s the cost of change that matters and as the prices have stabilised for more than 6 months now buyers are more willing to proceed. The problem is stock levels, many home owners still believe the market is bad and their chances of agreeing a sale a slim and so they are not listing their property and seem to be putting off their move until next year, it is this very attitude of mind that is creating a shortage of quality homes to the market place and has contributed to stabilising prices because of a shortage of supply.

Fight For Hale House after 74 Viewings !


Further Evidence that Buyers are Back !

The Hale Branch of  Thornley Groves Estate Agents has secured a premium price for a property after harnessing the interest of  dozens of buyers by taking them to sealed bids.

Plockton, a detached house located on the fringe of Hale village, set within approximately 2/3rds acre, has an interesting background. The land was purchased by a family in the 1930’s and in 1960 local builders of some repute, Browns of Wilmslow, were commissioned to build the house to the individual specification of the daughter of the landowners

 

Our client purchased the house in 1968 and has lived there ever since.  Although the house has always been impeccably maintained by our clients, it was in need of a full modernisation program to bring it up to the standard expected today.

 

As a 3 bedroomed house, there was massive potential to remodel and extend the house to create a much larger family home and this fact, coupled with the property’s highly desirable location, created somewhat of a conundrum in trying to value the house.

 

In a difficult market we wanted to ensure that we didn’t put buyers off with an overly optimistic price, but at the same time needed to create a safety net to ensure we achieved the best possible price for our clients. As such, we decided to market the house by inviting offers over £795,000.

 

Viewing commenced on the 30th March, when the market was a good deal cooler than it is today and buyers were invited to submit their offers by one month later on 30th April.

 

In those four short weeks 49 viewers visited the property on 73 separate viewings and on 30th April we received no less than 16 serious offers.

 

A sale price of just under £1,000,000 was agreed contracts were exchanged shortly after and legal completion takes place tomorrow. Needless to say our client was overwhelmed with the interest our marketing strategy was able to generate and truly delighted with the sale price.

 

Our extensive database of buyers, which we have carefully nurtured, maintained and worked hard to build up during the darkest days of the property market, was the key to us being able to identify so many potential purchasers in such a short time. The buyer hasn’t overpaid as there were so many other buyers bidding figures close to his own and the vendor knows he has achieved the best price possible, so everyone is happy.
