Open House Attracts Instant Offers

Last weekend Thornley Groves – the leading Estate Agent in Hale and Altrincham – opened the doors to an inviting Hale property with an hour long Open House viewing on Saturday morning. Hermitage Road - Front of House

The 3 bedroom Semi detached home on Hermitage Road welcomed more than 30 groups of interested viewers through its doors during just a single hour of Open House viewing, attracting two offers on the day and subsequent offers after the weekend.

This enthusiasm provides further evidence of the popularity of Open House events, while the level of solid interest that the Hale property has generated will be welcomed news for a market showing strong signs of recovery.

With over 3,500 purchasers registered across Manchester and more than 600 in the Hale area alone, Thornley Groves maintains a large database of interested buyers and for the right property the Open House formula is proving to provide the perfect environment for viewings.

This property is unique in that there aren’t too many houses for sale in Hale that provide the opportunity for modernisation, and with subsequent offers for the property having been received since the open day this appealing family home is now in high-demand. We will be inviting interested buyers to proceed to submit their best and final offer, thus avoiding a Dutch auction with constant rounds of negotiations. The successful buyer will be required to place a small, non-refundable deposit which prevents interested parties from submitting inflated offers that they would later renege upon.

Hermitage Road - Garden“Every weekend Thornley Groves host Open House events to showcase their client’s properties, and are one of the only Estate Agents in the area to do so,” said Mike Groves, Managing Director of Thornley Groves Estate Agents. “Home buyers can often be reluctant to arrange viewings if they have not yet placed their own home on the market, but when you have a unique property like this, seeing it firsthand can often be the catalyst to make that move. These Open House formats are proving extremely popular amongst buyers, and we hope to host even more in the near future.”

Sell Your Home in Just One Week!

Property pundits have been proved wrong again with the completion of the sale of a home in Hale village, at a recordp006685_01high pre-financial crisis price, by Thornley Groves, the leading Hale Estate Agent.

The Beech Road property, a beautiful terraced home in the heart of Hale village, was sold for £345,000 in less than a week of being placed on the market. The sale just beats the record high for properties on Beech Road set by Thornley Groves in 2007, prior to the period of mortgage illiquidity brought about by the financial crisis.

There was obviously no shortage of buyers for the house on Beech Road, with the leading Hale Estate agents arranging 5 viewings within the first 48 hours of it coming to the market.

Despite the recent period of property market adjustment in the U.K., there remains a strong interest in properties for

sale in Hale and Manchester property in general, as explained by Glyn Reacroft, Manager of the Hale branch of Thornley Groves Estate Agents:

“Thornley Groves maintains a strong list of registered purchasers – and with a flow of interest like that you are always going to be confident of strong sales,” said Reacroft. “However, the sale of the Beech Road property is unique in that it not only represents a return to the strong prices of the market high two years ago, but actually beats them. This is a very positive sign for the market.”

Properties for sale in Hale and indeed those across the entire U.K. market look set to be spurred even further with the abolition of Home Information Packs (HIPs). With this crucial move the bar to marketing your home has been lifted, which means that at last the Manchester property market can start to function normally again.

As Managing Director, Michael Groves, was recently quoted as saying in the Manchester Evening News, Thornley

Groves Estate Agents feels very strongly that this move has come at the right time for the industry.

Promising as signs such as these may be, the world economic downturn and subsequent lack of market liquidity have undoubtedly taken their toll on the UK housing market in recent years. Here at Thornley Groves we appreciate these concerns and remain more dedicated than ever to helping you sell your home swiftly and for the right price. Our dedication to this goal is confirmed by our client and former owner of the Beech Road property, Julie A. Watson:

“Selling a house within ten days of the For Sale board going up with snow on the ground in the depths of winter was no mean feat, but Thornley Groves did it,” said Watson. “Arranging twelve viewings within ten days with carefully selected people – no time wasters – was no mean feat, but Thornley Groves did it. Thornley Groves did it because from start to finish they were friendly, helpful, courteous & totally professional. Nothing was too much trouble and unlike other companies, where the odd member of staff makes the difference, everyone at Thornley Groves is a team player.”

Fight For Hale House after 74 Viewings !

Further Evidence that Buyers are Back !

plockton

The Hale Branch of  Thornley Groves Estate Agents has secured a premium price for a property after harnessing the interest of  dozens of buyers by taking them to sealed bids.

Plockton, a detached house located on the fringe of Hale village, set within approximately 2/3rds acre, has an interesting background. The land was purchased by a family in the 1930′s and in 1960 local builders of some repute, Browns of Wilmslow, were commissioned to build the house to the individual specification of the daughter of the landowners

Our client purchased the house in 1968 and has lived there ever since.  Although the house has always been impeccably maintained by our clients, it was in need of a full modernisation program to bring it up to the standard expected today.

As a 3 bedroomed house, there was massive potential to remodel and extend the house to create a much larger family home and this fact, coupled with the property’s highly desirable location, created somewhat of a conundrum in trying to value the house.

In a difficult market we wanted to ensure that we didn’t put buyers off with an overly optimistic price, but at the same time needed to create a safety net to ensure we achieved the best possible price for our clients. As such, we decided to market the house by inviting offers over £795,000.

Viewing commenced on the 30th March, when the market was a good deal cooler than it is today and buyers were invited to submit their offers by one month later on 30th April.

In those four short weeks 49 viewers visited the property on 73 separate viewings and on 30th April we received no less than 16 serious offers.

A sale price of just under £1,000,000 was agreed contracts were exchanged shortly after and legal completion takes place tomorrow. Needless to say our client was overwhelmed with the interest our marketing strategy was able to generate and truly delighted with the sale price.

Our extensive database of buyers, which we have carefully nurtured, maintained and worked hard to build up during the darkest days of the property market, was the key to us being able to identify so many potential purchasers in such a short time. The buyer hasn’t overpaid as there were so many other buyers bidding figures close to his own and the vendor knows he has achieved the best price possible, so everyone is happy.
