Tenants requiring an EMERGENCY REPAIR outside of our opening hours may wish to organise it themselves, subject to the following -
NOTE Tenants are reminded that the costs for any repairs they commission will need to be approved by the Property Management Department before they can be deducted from rent or reimbursed to tenants.
By instructing your own repairs prior to obtaining this consent (even through one of our approved contractors) you run the risk of not being reimbursed if the Landlord concludes the cost of the repairs are excessive or that the Landlord is not liable for them.
Please consider whether this repair can wait until the Property Management Department next opens.
At anytime in case of EMERGENCY the following numbers may be useful
Gas Leak - National Grid on 0800 111 999
Fire - Fire Service on 999
Break ins - Police on 0161 872 5050
Lost Keys - We suggest to Google a 24 hour Locksmith near you HOWEVER you may wish to save money and sleep at a friends house until we reopen as we will have a set of keys.
You will be informed at the start of your tenancy if Thornley Groves are managing your property or if it is being managed by the landlord.
If you are a tenant in a property that is NOT managed by Thornley Groves, you should contact your Landlord directly regarding any maintenance issue.
Failure to report faults promptly to the managing agent or the landlord may mean that you are liable for any deterioration or damage resulting from any delay.
If Thornley Groves is managing your property, any maintenance issues must be reported to us directly.
Please note that we will endeavour to address maintenance issues as soon as possible and emergency repairs will be addressed within 24 hours.
We always request that our contractors contact you to gain access to the property.
We will NOT give any contractor our management keys without your consent unless access is required for an emergency repair which has been reported to us, in which case we reserve the right to access the property without your consent.
If you are a tenant in an unmanaged rental property then your landlord manages the property personally and their contact details can be found in your completion pack.
You should make contact direct with the landlord yourself as Thornley Groves do not carry out any property management services.
If you cannot locate your landlord's name and contact details, you can request them with the button below - Please be sure to include your full name, the full property address with postcode and your contact telephone number. We will email your landlord with your request and copy you in so you have their contact email.
Regardless of whether Thornley Groves are managing the property or if your landlord is managing the property, you must NOT instruct a contractor to undertake any work.
If you do so as the tenant you will be liable to pay the contractor’s invoice.
Our entire Property Management teams, their job roles, emails and direct dial telephone numbers can be found on our contacts page
