DAY IN THE LIFE OF A RENEWALS CLERK

Ever wanted to know what a Renewals Clerk does? Well, we have asked Lyn Rackstraw, our Renewals Team Leader, to inform you all!

 

“For those of you that are Tenants, you will only get in contact with a Renewal Clerk at the point you are thinking of renewing your tenancy. Our job is to liaise between the Landlord and Tenant and arrange a Tenancy Renewal.

 

At this point, there is a fine balance between making sure that a Tenant can continue to afford to live in the property and we need to make sure that our Landlords are getting the current market rental value. For a Landlord, the property is an asset they are earning income on, and so getting the correct market value is important. However, a Landlord will value a good Tenant that pays their rent on time and maintains the property to a good standard, and therefore might opt to agree a rent that is slightly lower in order to keep their Tenants in and avoid a void period. We then either negotiate an increased rent and renew the contract or confirm the Landlord or Tenants Notice to end the tenancy at the end of contract date.

 

All this negotiating takes patience, a good knowledge of the current rental market, and an ability to build rapport with both Tenants and Landlords.

 

Once you have an agreement, it’s all down to you to make the deal happen. This includes referencing, drawing up contracts and general administration.

 

The job is certainly varied and interesting, particularly if you are someone that gets kick from making deals that both a Tenant and a Landlord will be happy with. Not all tenancies are the same and so knowing how to deal with different types of people is crucial.”
